Mortgage valuation in Dordrecht
Buying or refinancing a home in the Netherlands involves unfamiliar terms, strict lender requirements and firm deadlines. A professional property valuation establishes the market value of the home for a defined purpose. You may also hear it called a home appraisal, house valuation or mortgage valuation.
At Taxcasa, R.A. Veth RM RT carries out the inspection and valuation personally. As an NRVT-registered residential valuer, he combines professional independence with detailed knowledge of Dordrecht, Zwijndrecht and the wider Drechtsteden housing market.
Communication can take place in English from the first quotation through to the explanation of the report. The formal document itself follows the format required by the Dutch lender and, where applicable, the NWWI validation system. This keeps the process understandable without making promises that conflict with your lender’s requirements.
A value for a specific purpose
An independent market value is often required when a financial, legal or personal decision depends on the value of a residential property.
Your lender needs to understand how the agreed purchase price relates to the independently assessed market value of the home.
A current mortgage valuation may be required when changing lender, refinancing or releasing equity from your property.
The report can assess the current value and, when properly documented, the expected value after planned improvements.
An independent valuation can support a fair division, transfer of ownership or settlement of an estate.
If you need an objective value before deciding what to do, a formal valuation is more detailed than a sales estimate.
Other assignments may require a value with a particular reference date or set of assumptions. We agree the scope before starting.
From request to report
A clear process prevents delays. Before accepting the assignment, you know which report is being prepared, which documents are needed and whether validation applies.
Share the property address, the reason for the valuation and any instructions from your mortgage adviser or lender.
You receive a clear quotation. Once approved, we schedule the property inspection at a suitable time.
The valuer inspects the home and analyses property data, legal information, the local market and relevant comparable sales.
The market value and supporting evidence are documented. If agreed, NWWI validation takes place before final delivery.
After the inspection and receipt of all required information, the valuation report is normally delivered within 48 hours. If you have a mortgage deadline, tell us when requesting the quote so we can confirm the planning.
NWWI valuation report
NWWI is a Dutch validation institute for residential valuation reports. Validation checks whether both the valuer and the report meet defined quality requirements. It reviews matters such as the market-value reasoning, comparable properties and compliance with professional standards.
The validation institute does not choose the value. The registered valuer remains responsible for the inspection, market analysis and conclusion. That is why local knowledge matters: model values and city-wide averages cannot explain every difference between a home in central Dordrecht, Dubbeldam, Stadspolders, Zwijndrecht or another local market.
A validated report is commonly requested for Dutch mortgage finance and is required in many NHG situations. Your lender or mortgage adviser decides which form of valuation is acceptable. Taxcasa therefore confirms the purpose and the intended recipient before the assignment begins.
Evidence-based market value
A residential property is not valued using one average price per square metre. The report brings together the characteristics of the home, its legal context and current evidence from the local market.
A quotation before you commit
A Taxcasa property valuation starts at €650. Your final quotation shows the professional fee and any separate validation or external-information costs, so you have a clear total before you instruct the valuer.

These values serve different purposes. Understanding the difference helps you order the right product and avoid delays in a Dutch mortgage application.
Orientation
A quick model-based indication using datasets and basic property details. It can be useful for initial research, but it is not a full inspection and is not automatically accepted for a mortgage.
Tax reference
The WOZ value is set for taxation using a statutory reference date. It is not the same as an independent current-market valuation for your purchase or mortgage application.
Depending on lender
A data-led valuation, sometimes reviewed remotely by a valuer. It can be accepted in lower-risk situations, but the lender decides whether your application qualifies.
Fully supported
A registered valuer inspects the home, researches the local market and explains the market value in a professional report, with NWWI validation when required.

Dordrecht and surrounding areas
Local evidence matters in a reliable valuation. Taxcasa is based in Dordrecht and values homes throughout the city and surrounding municipalities.
Home base
Housing varies considerably between the historic city centre, the 19th-century ring, Dubbeldam, Stadspolders, Sterrenburg, Krispijn, Reeland, Wielwijk and Crabbehof. Relevant comparable sales must reflect these neighbourhood differences rather than relying on a city-wide average.
Straight across the Oude Maas
Taxcasa also provides home and mortgage valuations in Zwijndrecht. You receive the same personal process, local market research and clear agreement about the report, validation and fee before work begins.
Verifiable professional credentials
R.A. Veth is a Register-Makelaar and Register-Taxateur at Taxcasa. His professional registrations can be verified directly with NRVT and VastgoedCert. From Dordrecht, he focuses on residential valuations and personal buying guidance in the surrounding region.
Practical answers
Clear answers about English-language guidance, NWWI validation, costs, timing, WOZ values and preparation.
A property valuation by Taxcasa starts at €650. The final fee depends on the purpose, property type, documents available, any special features and whether NWWI validation is required. You receive a clear final quotation before the assignment, including separately identifiable validation or information costs.
Once the property has been inspected and all required information is complete, Taxcasa normally delivers the report within 48 hours. If you are working to a mortgage deadline, mention it when requesting the valuation so we can confirm what is realistically possible.
A Dutch mortgage lender often requires a validated report for a purchase, refinancing, mortgage increase or renovation. An accepted validated report is required for many NHG applications. Requirements differ by lender and file, so Taxcasa checks the intended use before starting.
Yes. The request, preparation, appointment and explanation can be handled in clear English. The formal report follows the format required by the Dutch lender and validation system. If you need an English summary or translation for another party, ask in advance so we can confirm what can be provided.
No. An online estimate is model-based, while the municipal WOZ value is primarily used for taxation and is based on a statutory reference date. A mortgage valuation is an independent assessment for a specific purpose, supported by an inspection, current market evidence and comparable sales.
The exact list depends on the property. It may include the purchase agreement, floor plans, renovation specifications, leasehold documents and, for an apartment, information from the owners’ association or VvE. After your request, you receive a focused list for your file.
The lender or other commissioning party decides how recent the report must be; for mortgage applications, a maximum age of six months is common. Always ask your mortgage adviser or lender which date and validation requirements apply to your application.
Yes. Zwijndrecht is part of Taxcasa’s regular service area, together with Dordrecht, Papendrecht, Sliedrecht, Hendrik-Ido-Ambacht and the other listed towns and municipalities around the Drechtsteden.
No. A valuer records visible maintenance and value-relevant characteristics but does not open up structures or carry out specialist technical tests. If you need detailed information about foundations, moisture, construction or installations, arrange a separate structural or building survey.
